Case Study: ACES Balcatta – Turnkey Veterinary Hospital Fitout

Veterinary hospitals are among the more demanding fitouts an electrical contractor can take on. Between surgical lighting, diagnostic imaging, kennel wiring and life-safety systems, there’s little margin for error. Gorey Electrical Service was engaged for the full electrical fitout of ACES Balcatta, a two-tenancy veterinary hospital, delivered as a turnkey project and completed before the practice moved in.

Building A Hospital Before A Single Patient Walks In

Cyclo Group delivered the shells for two large tenancies at the Balcatta site, and Gorey was engaged for the electrical fitout. This was new installation work from the ground up: power, lighting, switchboards and data, built into an empty shell rather than retrofitted around existing operations.

The project ran for approximately seven months and was completed as a turnkey job, finished before the practice moved in. That timing mattered. With diagnostic equipment including CT, MRI and X-ray machines going into the fitout, the electrical work had to be right the first time, with no clinic downstream to work around if it wasn’t.

Scope of Works

  • Switchboard installation across two tenancies, sized and configured for a mixed clinical and diagnostic load
  • Full power reticulation to support consulting rooms, surgical suites, kennelling and back-of-house areas
  • General and lighting fitout throughout, covering clinical and non-clinical spaces
  • Data cabling and infrastructure to support the practice’s IT and diagnostic systems
  • Dedicated power and connection work for CT, MRI and X-ray equipment, coordinated directly with equipment suppliers to confirm load requirements and connection points before installation
  • Ongoing liaison with the site builder and equipment suppliers throughout the project to keep the site moving

Coordinating directly with the specialist equipment suppliers was the difference between guessing at requirements and installing to them. Each imaging system has its own power and connection specifications and getting that wrong on a turnkey project means reopening finished work.

The Outcome

The fitout across the site was completed on time and to the client’s satisfaction, with the practice able to move straight into a fully wired, equipment-ready site. Coordinating the switchboard, power, lighting and data works, while keeping diagnostic equipment connections on schedule, meant the practice could open its doors without waiting on any follow up electrical work. For a turnkey project, that’s the measure that matters: having everything ready the first time, well before the first patient arrived.
